Plan for 20% of the purchase price in equity, at least 10% of which must come from a source other than the pension fund: savings, 3rd pillar, a gift or an advance on inheritance. The 2nd pillar can top this up, through early withdrawal or by pledging (pledging preserves your pension provision but requires a higher income). On top of this come the acquisition costs, around 4%, payable in cash. Each financing structure is built with the bank, before making an offer.
