A process.
Valuation
It all starts with a visit, and with our own valuation checklist, tailored to each type of property: condominium apartment, detached, semi-detached or terraced house, plot with several homes, land, investment building. We go through everything: condition, energy, easements, right down to residual building rights, then the real comparables in your neighbourhood. You receive a reasoned range and your broker's personal opinion, ready within 48 to 72 hours, handed over in person. The valuation is free; for an investment building, on quotation.
Preparation
Our studio steps in, at the right moment, in the right light: photo and video shoot, full 3D scan for the virtual tour, 2D and 3D plans; drone and home staging where relevant. Then comes the workshop: retouching, texts written as close as possible to the reality of the property and, for those that lend themselves to it, a dedicated brochure and microsite. Every medium speaks with one voice. Nothing goes out without you: everything is presented to you for your approval.
Marketing
Your property is not listed, it is presented: first to members of Le Cercle whose criteria match, then to our off-market clients. Next come the leading portals, backed by targeted social media campaigns. Each widening is decided with you. And when it appears, your property makes its entrance, file ready, price tested: it does not go stale, it sells.
Viewings
A viewing is won beforehand: the file prepared from the valuation, the virtual tour presented on a shared screen; the buyer who comes in person comes to feel what the screen cannot convey. Every candidate is qualified before entering your home. Your broker arrives early, puts every detail in place, and leaves without a trace, as if nobody had been in your home. We preferably conduct viewings without you. A report after every viewing, and the buyer already feels at home.
Signing
It is in the negotiation that your broker brings all their weight to bear. Every offer reaches you, without exception, and your price is defended with the arguments set out on day one, in the valuation. Your property gains tax, the IBGI, anticipated from that same valuation, is refined before the sale: you know, to the franc, what you will receive. We stay by your side until the very last step: the notarial deed is reviewed together, and on signing day we are present, alongside you as well as the buyer. Then the handover of the keys takes place in your home: meters read, contracts and insurance transferred, property manager notified, right down to the little tricks only your property knows, passed on to the person who succeeds you.
Your property appears on:
Public marketing decided with you, once the file is ready: the major Swiss portals, then our networks.

Your three fears.
Dispelled.
Sales concluded, all over the canton.
A glimpse of our sales. Photos deliberately blurred: our sellers' discretion comes first.

Why we founded CI-Léman.
“In 2006, I left the car industry to found this agency. The idea was simple: treat every seller like a premium client, whatever the value of the property. Not like a file on a production line.”
“Twenty years later, we are five brokers, with our studio, and still one point of contact per mandate. That is our commitment.”
More than 1'100 families have entrusted us with the sale of their property. Each with its own story, its own pace, its own reason.
What sellers ask us first.
Our fees are a success fee: they are only due if the sale goes through, and their rate is set out in black and white in the mandate, before the property goes on the market. It is calculated as a percentage of the actual sale price and paid at the notary's office on the day of signing, never before. It covers the whole process: valuation, preparation by our studio, circle-based marketing, viewings, negotiation, support through to the deed. And something few sellers know: the commission is deductible from your taxable gain. Properly declared, it reduces your property gains tax (IBGI).
The sale price is not what lands in your account. From the proceeds come the repayment of the mortgage, the property gains tax (IBGI) held by the notary, the brokerage commission and a few fees. A real example from our files: a property sold for CHF 2'190'000, from which the seller received about CHF 875'000 net, the rest having repaid the bank and covered the tax and fees. No unpleasant surprise is acceptable at that stage. With us, this calculation is done at the valuation stage, together with your IBGI, not at the notary's: you know what you will receive before you even decide to sell.
In Geneva, real estate gains are taxed separately, at a rate that falls with the years of ownership: 50% under 2 years, then 40%, 30%, 20%, 15%, 10% from 10 years, and 2% beyond 25 years. But the rate is not the whole story: it is the tax base that makes the tax. The gain is calculated after deducting the transfer duties and fees paid on purchase, documented value-adding works and the brokerage commission paid on sale. And after ten years of ownership, the law offers an often decisive option: using as the acquisition value the tax value from ten years earlier, increased by 30%, on request, never automatically. A real example from our files: an apartment bought for CHF 1'462'000 and resold for CHF 2'190'000 ten years later. At the gross rate: CHF 68'290 in tax. With the option properly exercised: about CHF 24'400, or 3.6% of the real gain, far from the 10% headline rate. When a main residence is replaced, reinvestment relief can also defer the tax. With us, the IBGI is calculated at the valuation stage, on your exact situation: this is often where part of your net price is decided.

Rarely major works, often details. A targeted refresh (paint, small repairs, decluttering) almost always pays off more than a heavy renovation, which buyers prefer to do to their own taste. Our studio and home staging do the rest. Advice that is worth money: keep all your invoices. Documented value-adding works are deductible from your taxable gain (IBGI) at the time of sale. At the valuation stage, your broker tells you what is worth doing, and what is not.
For a condominium apartment (PPE): the purchase deed, the co-ownership regulations, the allocation schedule, the easements, the minutes of the last three general meetings (the life of the building), the service charge statements and the status of the renovation fund. For a house: the land register extract, the plans, the insurance policies, the invoices for works. You do not search alone: your broker gives you a checklist at the valuation stage and assembles the file with you. The more precise the information, the faster the sale, and the better your price holds.
A non-exclusive mandate scatters: several agencies list the same property, sometimes at different prices, and buyers notice. An exclusive mandate concentrates: one point of contact, one message, a documented commitment of resources (studio, circle-based marketing, a report after every viewing). Exclusivity is not a favour you do us: it is what allows us to commit all our resources, and what protects your price. And our fees remain success-based: if we do not sell, you pay nothing.
Yes, but in Geneva, the sale of a rented apartment is governed by the LDTR: its article 39 makes the sale of a tenant-occupied apartment subject to authorisation, and these rules were recently amended. Depending on the situation (occupied, vacant, or sold to its tenant), the process changes. We check this at the valuation stage: your broker tells you from the outset what is possible, how long it will take and under what conditions. Investment buildings follow their own rules.

A valuation is a reasoned market value, based on real comparables, the condition, location and size of the property. The sale price is the result of that value meeting actual demand at the time the property goes on the market. A solid valuation narrows the gap between the two.
No. In Geneva, the CECB is not mandatory to sell a property, unlike in some other French-speaking cantons. The canton does, however, require the heat consumption index (IDC) to be calculated for residential buildings with at least five heat consumers. The CECB remains useful to inform buyers and to obtain certain subsidies.

A viewing is won beforehand: the file, carefully prepared from the valuation, then the virtual tour, often presented remotely by your broker on a shared screen. The buyer who comes in person already knows the property: they come to feel what no screen conveys, the volumes, the calm, the surroundings. Every candidate is qualified before entering your home, your private space. Your broker arrives early, equipped for any weather, inside and out: lighting, staging, every detail in place. After our visit, no trace, no light left on, as if nobody had been in your home. We preferably conduct viewings without you: a buyer who speaks freely reveals themselves, and your broker, who knows the property from having walked through it long before, highlights every strength and answers every question. Nothing is left to chance, and the buyer already feels at home. Many owners in fact entrust us with their keys. A report after every viewing.
It takes place in your property, with your broker, not on the corner of a table. Together: meter readings (SIG is notified), transfer of maintenance contracts, notification to the property manager or the condominium administration. Good to know: in Geneva, building insurance passes automatically to the buyer upon entry in the land register; they may cancel it within 30 days. In a condominium, the renovation fund stays with the unit: it is not refunded to you, it is part of the value sold. Everything is in order, for both parties. This is the last step of our process, and it takes place in your home.
Two ways to sell.
- ✕Immediate listing on every portal
- ✕A guessed price, cut if it fails
- ✕Mass viewings, with no qualification
- ✕Mandate shared between several agencies
- ✓Off-market presentation first, then gradual exposure
- ✓A factual valuation based on actual sales in the neighbourhood
- ✓Private viewings with qualified buyers only
- ✓Exclusive mandate, documented commitment of resources
Both approaches exist. We chose the second, and we document it.
1'100 sales since 2006, of which 575 documented area by area.
5 brokers, one point of contact per mandate · 20 years of independence in Geneva. A consistent method: value as accurately as possible, then choose the sales channel, open or discreet depending on the property. Our seller's guide details every step.

A single step to get started.
A broker compares actual sales in your municipality and gives you a reasoned range, after a visit. Confidential, no commitment.
Our ecosystem.
A sale always brings together a seller and a buyer: we serve both. The property prepared and staged, the buyer soundly financed, the deed secured at the notary's. At every step, a proven partner, orchestrated by a single point of contact: your broker.
