Anières, living by the lake

A wine-growing village that has become one of the most sought-after addresses on the Left Bank. What gives it its value, and what you need to know before buying there.

Anières, living by the lake
Contents

Fifteen minutes from central Geneva, Anières keeps a village scale: vineyard paths, lake access, a town hall that keeps a close eye on building sizes. It is precisely this controlled scarcity that supports prices.

Why prices hold

Supply is structurally limited: few building plots, a protective site plan, steady demand from families and international buyers. As a result, quality properties are often traded off-market.

  • Immediate proximity to the lake and the private schools of the Left Bank
  • Housing stock made up mainly of villas and high-end properties
  • Very low turnover: patience matters more than haste

Our advice before buying

Have properties viewed in advance by a broker who knows the municipality street by street. In Anières, the view, the orientation and the quality of the land count as much as the living area.

A good property in Anières is not found on a portal. It is presented, discreetly, to the right buyers.
