Onex: living between the Cité and the village

Onex, between the Cité-Nouvelle served by tram 14 and the village area to the south: quality of life, schools and property as seen by CI-Léman.

Onex: living between the Cité and the village
Contents

Onex sits on the plateau overlooking the Rhône, on the Left Bank, south-west of the city of Geneva. The municipality has the particularity of reading as two parts: the densely populated Cité-Nouvelle to the north, and a more village-like area to the south. It is a municipality of everyday life, where long-established families mix with recently arrived households. Here is how we see it, as an agency that has been handling transactions there since 2006.

Quality of life

The Route de Chancy serves as a landmark. To the north, the Cité-Nouvelle is home to around two thirds of the inhabitants, in a fabric of apartment buildings with shops, schools and green spaces close at hand. To the south lies Onex-Village, with the Pré-Longet and Belle-Cour areas, where housing becomes lower-rise and more residential. The municipality has just under 19'000 inhabitants, which gives it a comfortable size without the anonymity of a large centre. Everyday services can be reached without taking the car, which many of our clients cite as a starting criterion.

Access and transport

Since December 2011, Onex has been connected to the network by tram 14, which crosses several municipalities of the conurbation and reaches the centre of Geneva. This line changed the picture for commuting. Several bus lines complete the network and serve the different neighbourhoods, including the village area. For anyone working in the city without wanting to depend on a car, the transport links hold up well. Road access remains convenient towards the south-western exit of the canton.

Schools and families

Onex has a full range of schools, with primary schools spread between the Cité and the village, including the École du Village. Having schools within walking distance weighs in the choices of households with children, and it is a question that comes up at almost every viewing. Green spaces, playgrounds and municipal sports facilities round out what the municipality offers families. The quieter southern area often attracts buyers looking for a garden and peace while staying connected to the city.

Architecture and property

The property stock reflects the two faces of the municipality. The Cité-Nouvelle is characterised by apartment buildings, with a majority of apartments of various sizes, some dating from the major construction waves of past decades. The south, around the village, Pré-Longet and Belle-Cour, offers more villas and small, human-scale apartment buildings. This diversity means Onex suits varied budgets and projects, from a first apartment to a family home. Each area has its own value logic, and that is precisely where a fine reading of the ground makes the difference when valuing a property.

Our presence in Onex

We know this municipality through daily practice on the ground. CI-Léman has completed 17 documented sales in Onex since 2006, both villas and apartments, spread between the Cité and the village. This continuity gives us concrete benchmarks on what sells, at what pace and according to which criteria from one area to another. It is this perspective that we put at the service of an owner who wants to sell at the right price, or a buyer who wants to avoid misreading the market.
