NeighbourhoodsFive mistakes to avoid when selling your property
Overexposure, guesswork pricing, no strategy: the costliest pitfalls of a sale in Geneva, and how to avoid them.

Contents
1. Immediate overexposure
A property launched everywhere on the same day wears out quickly. When the price is adjusted afterwards, the market has already filed it as unsold. Opt for controlled distribution, in circles.
2. A price set by guesswork
An average price per m² or a generic algorithm leads either to leaving value on the table or to a mandate that never signs. Geneva has to be read street by street.
3. No distribution strategy
Posting a listing and waiting is not enough. Without targeting and work on buyer databases, the right buyer slips past.
4. Neglecting presentation
Photos, plans, video, home staging: the first viewing happens online. A carefully prepared file shortens the time to sale.
5. Multiplying mandates
Entrusting the property to ten agencies dilutes the effort and blurs the message. An exclusive mandate aligns interests and defends the price.
A well-prepared sale is signed at the asking price, often without ever appearing on a portal.
