Selling & valuationValuing your property in Geneva: a reliable method or an online estimator?
An online estimator gives a statistical order of magnitude; a reliable valuation combines real comparables and a visit. What makes the difference in Geneva.

Contents
A reliable valuation combines real comparables and a visit of the property. An online estimator, by contrast, gives a statistical order of magnitude based on public data. In a market like Geneva, where rare properties are hard to compare, that order of magnitude can stray well away from the real price.
What an online estimator does
An automated estimator applies a statistical model to public data: floor area, number of rooms, municipality, sometimes year of construction. It aligns your property with an average. It is quick and free, useful for a first idea. Its limits lie in what it cannot see: the actual condition, the finishes, the orientation, the view, street noise, the floor, the quality of a building. It also ignores the off-market segment, where a share of the finest sales are concluded without any listing.
Why the gap widens at the high end
A statistical model works better the more comparable transactions it has. In mainstream segments, it gives acceptable benchmarks. For rare properties, a villa with a view of the lake, a penthouse, a property of character, the comparables can be counted on the fingers of one hand. The model extrapolates, and the gap with the real price can become significant. Yet it is precisely on these properties that the price comes down to detail.
What a professional valuation looks at
A valuation carried out by a broker starts from real, recent comparables in the area, based on prices actually signed. It then incorporates what no model captures: condition and finishes, orientation, view, possible nuisances, charges and constraints in condominium ownership (PPE), renovation potential. It takes into account the tension in the local micro-market and the most suitable sales channel, private circle or public listing.
| Criterion | Online estimator | CI-Léman valuation |
|---|---|---|
| Basis of calculation | Statistical model based on public data | Real, recent comparables, prices actually signed |
| Property visit | None | Systematic |
| Condition, view, orientation | Not taken into account | Built into the range |
| Off-market segment | Ignored | Considered as a possible sales channel |
| Result | An order of magnitude | A reasoned range and a marketing strategy |
Our method, in brief
We start by visiting the property. We compare it with real sales in its area, then provide a reasoned range, with the reasons behind it. On top of this comes a marketing strategy: at what price to present it, through which channel, at what pace. You then decide on the asking price with full knowledge of the facts.

Is an online estimator reliable in Geneva?

What is the difference between the valuation and the sale price?
The valuation is a reasoned market value, based on real comparables and the condition, location and floor area of the property. The sale price, for its part, results from how that value meets actual demand at the time of the sale. A solid valuation narrows the gap between the two.
How does CI-Léman value a property?
We start by visiting the property, then compare it with real sales in its area and provide a reasoned range, with the reasons behind it, plus a marketing strategy. The on-site valuation is free of any obligation.
