InvestingRental yield in Geneva: how to calculate and read it
Gross yield, net yield and what weighs on the calculation in Geneva: the complete method for reading a rental project without picking the wrong figure.

Rental yield measures what a property brings in each year relative to what it costs you. The basic formula is simple: annual rent divided by the purchase price, expressed as a percentage. But this first figure, known as gross, says almost nothing until you have deducted the real costs that weigh on a property in Geneva.
Gross yield: the first reading
Gross yield is calculated as follows: add up the rent collected over twelve months, divide by the price paid for the property and multiply by one hundred. For a more honest reading, add the acquisition costs to the purchase price: transfer tax, notary fees, land registry fees and any brokerage. The denominator then reflects the total cost of the transaction, beyond the advertised price alone.
Gross yield has one use: quickly comparing two properties on the same basis. It serves as a first filter. But it ignores everything that comes out of your pocket once the property is acquired. That is why an attractive gross yield can hide a much lower real return.
Net yield: what really counts
Net yield starts from the same annual rent, but deducts the costs that remain yours as owner, those the tenant does not reimburse. The result is then divided by the total acquisition cost. This is the figure that reflects your real gain before financing and tax.
Moving from gross to net often shrinks the percentage significantly. Several items explain the difference, and in Geneva they are far from trivial.
What weighs on net yield
Four families of costs reduce the yield once the property is let.
First, non-recoverable charges. Part of the condominium and routine maintenance costs cannot be passed on to the tenant. Administrative costs, property management fees, the owner's share of common works: all of this stays on your spreadsheet.
Next, maintenance and major works. A property ages. Roof, facade, heating, plumbing: these renewals come in cycles and must be provisioned year after year, even in years when nothing breaks. A yield calculated without a maintenance provision is an optimistic yield.
Vacancy too. Between two tenants, a home can stay empty for a few weeks, sometimes longer. These months without rent reduce the effective annual income. A serious calculation includes a prudent vacancy rate, rather than assuming perfect occupancy at all times.
Finally, tax. Rent is added to your taxable income, and the property becomes part of your taxable wealth. The impact depends on your personal situation, your municipality and your financing. This item cannot be seriously estimated without looking at your specific case, to be confirmed with a tax adviser.
Why Geneva yields are structurally modest
In Geneva, purchase prices are high. Yet the price is the denominator of the formula: the higher it goes, the lower the yield mechanically falls, for the same rent. Rents, for their part, are regulated and do not freely follow rising values. The gap between a property's value and the rent it can legally generate therefore pulls yields down.
This does not mean that buy-to-let investment in Geneva makes no sense. An investor's logic in this market often rests as much on the solidity of the asset and its long-term appreciation as on current yield alone. But you need to enter the transaction knowing these mechanics, without being seduced by a gross yield taken out of context.
Reading a yield means reading an assumption
A yield is never a fact; it is the result of assumptions: the price used, the estimated costs, the anticipated vacancy, your tax position. Two investors can show two different figures for the same property depending on their assumptions. The right question is therefore not only how much, but on what basis.
