NeighbourhoodsCarouge, the Sardinian town south of Geneva
Our reading of Carouge, an urban Sardinian town south of Geneva: way of life, Place du Marché, tram, schools and PPE property.

Contents
Carouge stands out from other Geneva municipalities for its origins. The town was laid out in the eighteenth century under the Kingdom of Sardinia, on a regular plan inherited from Piedmontese architects. It is known as the Sardinian town, and this can still be seen in the layout of the streets, the low houses and the courtyards of the old centre.
The result is an urban municipality, dense and lively, set just south of the city of Geneva and separated from it by the Arve. Anyone who lives in Carouge soon feels it: the atmosphere is as much that of a city neighbourhood as of an independent municipality.
Way of life
Life in Carouge revolves around its Place du Marché and its shopping streets. There are craftspeople, workshops and cafés, and a regular market that is part of the rhythm of the week. It is a municipality where people get around on foot and where local shops remain plentiful.
For property, this compact fabric has a direct consequence. The properties that change hands are primarily apartments and investment buildings. Detached houses exist, but remain a minority in this urban context.
Access and transport
Carouge is well connected to the Geneva network. Several tram lines serve the municipality and link it to central Geneva in a few minutes. The long-established, dense tram service says much about the place of this mode of transport in local life.
The immediate proximity of the city of Geneva plays a large part in the municipality's appeal. Plainpalais and the centre can be reached quickly, on foot or by tram, while keeping an address of its own in Carouge.
Schools and families
The municipality has the public school facilities expected of a town of this size, with primary schools and the associated after-school care. The cycle d'orientation (lower secondary school) and upper levels fall under the Geneva cantonal system, with schools accessible from Carouge.
For a family, the appeal lies in the combination of a human-scale urban setting and good transport links. Many everyday journeys are made without a car.
Architecture and property
Carouge's building stock is marked by its historic buildings, particularly in the old centre. Many have been converted into apartments, often under condominium ownership (PPE). PPE therefore accounts for a large share of residential transactions, alongside buildings sold as a single block.
This reality shapes projects. Selling in Carouge most often means selling an apartment or a building, with everything that implies: reading the PPE regulations, the condition of the common parts, the rental situation for investment buildings.
Our presence in Carouge
CI-Léman has documented 8 sales in Carouge since 2006. The breakdown reflects the municipality's fabric well: a majority of apartments, a few buildings and one villa. It is a measured volume, in a municipality where we work regularly rather than in bulk, and where each file has required its own reading of the property and its surroundings.
We prefer to present this figure as it is. It gives an honest idea of our local experience, without inflating it.
