Chêne-Bourg is one of the Trois-Chêne communes, east of the city of Geneva, on the road towards Annemasse. It is one of the smallest communes in the canton by area, and one of the most densely populated. We have worked here for a long time, and this guide brings together what a buyer or seller needs to understand before taking an interest in it.

The living environment

Chêne-Bourg has a distinctly urban character. The streets are built up, local shops are within walking distance, and many residents manage daily life without a car. The Seymaz runs along the commune and is a reminder that the built fabric still has breathing spaces, with its banks and public spaces. You are close to Geneva without paying all of its prices, which explains much of the commune's appeal to households who want to stay connected to the centre.

Access and transport

Chêne-Bourg station is what has changed the commune most in recent years. Reopened at the end of 2019 on the CEVA line, it is served by several Léman Express lines, the regional network linking Geneva to Annemasse and beyond. The station is underground, designed by Jean Nouvel's practice, and puts the centre of Geneva a few minutes away by train. On top of this come Geneva's surface public transport, tram and bus, and direct road access towards the city as well as the border. For many buyers, these transport links count as much as the home itself.

Schools and families

The commune has its own state schools and early childhood facilities that are part of the Geneva system. Families find a local organisation here, where school can be reached on foot from most neighbourhoods. Urban density brings a practical advantage: services, shops and transport stops are concentrated, which simplifies daily life for a household with children.

Architecture and property

Chêne-Bourg's built fabric is that of a town commune. Apartment buildings dominate, and the market rests largely on apartments and condominium ownership (PPE). The development project around the station, carried out with the neighbouring commune of Chêne-Bougeries, has added housing, public spaces and businesses, following the arrival of the Léman Express. You therefore find older buildings in the historic centre alongside recent constructions, with a supply that rarely extends to detached houses. For a buyer, this means a choice oriented towards a PPE apartment; for an owner who sells, steady demand driven by the transport links and the proximity of Geneva.
