Grand-Lancy is a locality within the municipality of Lancy, on the Left Bank, south-west of the city of Geneva. It is an area we know well, since our agency is based there. Here is how we describe it to people considering living or investing there.

Quality of life

Grand-Lancy alternates between quiet residential streets and more urban areas. Parc Marignac remains an anchor for local residents, with its green spaces and its municipal villa used for public activities. A little further down, the Pont-Rouge hub has given rise to a new piece of city around the station, with housing, offices, shops and new public spaces. This coexistence of older low-rise housing and contemporary buildings gives Grand-Lancy a density that varies from street to street, leaving a choice between several residential atmospheres.

Access and transport

The municipality of Lancy has two Léman Express stations on its territory, Lancy-Pont-Rouge and Lancy-Bachet. Lancy-Pont-Rouge station, opened with the network in December 2019, is served by Léman Express lines and works as an interchange with the rest of the Geneva network. It is also served by the tram, with lines 15 and 17 at the Lancy-Pont-Rouge stop, as well as several bus lines. This accessibility puts central Geneva, the airport and neighbouring France a short public transport ride away, which matters to many families and working people who settle here.

Schools and families

Grand-Lancy has public primary schools attached to the municipality of Lancy, with the corresponding after-school care facilities. The proximity of parks and the public spaces of Pont-Rouge makes daily life easier for households with children, as does the presence of neighbourhood amenities and a community space within the new area. For families, the combination of schools within walking distance and a well-connected station is often the deciding argument.

Architecture and property

Grand-Lancy's housing stock is varied. It includes residential buildings, detached and semi-detached villas on residential streets, and recent developments concentrated around Pont-Rouge, where part of the housing falls within the public-interest sector with regulated rents. This diversity explains why the local market cannot be read as a single block: an apartment in an older building, a villa with a garden and a new home near the station are not valued in the same way. These are precisely the nuances we take into account when we value a property in the area.

Our presence in Grand-Lancy

CI-Léman's head office is in Grand-Lancy, on route du Grand-Lancy. This footprint is not incidental to our work: it gives us an on-the-ground reading of the area, its streets and the types of property that change hands there. Since 2006, we have recorded 39 documented sales in Grand-Lancy, apartments as well as villas, in this mixed market. This experience informs our valuations and our support, both for an owner who wants to sell and for a buyer looking to settle in the municipality.
