NeighbourhoodsGenthod, a Right Bank village on the lakeshore
Our broker's view of Genthod: the village, the lakeshore, the vineyard, Léman Express access and the villa market.

Contents
Genthod fits into just a few kilometres, on the right bank of the lake, between Bellevue to the south and Versoix to the north. It is a Geneva municipality that has stayed residential, where people come for calm and proximity to the water without moving away from the city. This guide brings together what we observe on the ground when an owner entrusts us with a property or a buyer looks to settle there.
Quality of life
The heart of the village has kept its main street and its old buildings, with a few shops and restaurants that cover everyday needs. The municipality still has farms and a vineyard, which explains the countryside feel even though Geneva is very close. The lakeshore remains the main asset: several properties enjoy access to the water or an open view over the harbour and the Jura opposite. The Franck Muller watch manufacture is based in the municipality, a well-known local landmark.
Access and transport
Genthod is served by two Léman Express stops, Genthod-Bellevue and Creux-de-Genthod, which put central Geneva a short train ride away. The route de Suisse runs along the lake and links the municipality to Versoix and then to the city. This dual connection matters a great deal to families who work in the city or at the international organisations on the Right Bank. The airport and the motorway network remain accessible without crossing the city centre.
Schools and families
The municipality has its own primary school and relies on the Geneva school network for later stages. The Right Bank is also home to several private and international schools, a point many foreign families check before settling. For sport and leisure, the proximity of the lake and neighbouring municipalities complements what the village offers. We always advise buyers with children to enquire directly with the municipal office about enrolment and school transport.
Architecture and property
Genthod is first and foremost a market of villas and detached properties. It has old manor houses, lakeside holiday residences and more recent buildings on the upper part of the municipality. Land is scarce and properties rarely change hands, which makes every sale unique. The view, lake access and the building zone weigh heavily on value. Someone trained as an architect sees it quickly: here, orientation, the plot and the condition of the building explain most of the price differences, more than any municipal average.
Our presence in Genthod
We are honest about our footprint: CI-Léman has documented three sales in Genthod since 2006, three villas. It is a small volume, in keeping with a municipality where transactions are few. We prefer to say so clearly rather than inflate a figure. What these mandates have taught us about valuing Right Bank properties, presenting a property with a view and the slow pace of this market, we put at the service of owners considering a sale.
